2. Scope

These terms apply to all reservations and stays at our villas at Bosruiterweg 25, Zeewolde. By placing a booking you agree to these terms in full.

3. Booking & stay

Minimum stay is 3 nights. The full booking amount is charged at the time of booking via our payment provider Mollie. The villa is intended for the maximum number of guests stated on the website — additional guests without prior consent may result in refusal of access.

4. Payment

Payments can be made via iDEAL, credit card (Visa/Mastercard/Amex), Bancontact or bank transfer. Checkout is processed securely through Mollie B.V.

All amounts include 21% VAT.

5. Cancellation

Cancel up to 24 hours before arrival and receive a full refund. After that, cancellations before arrival are fully refunded, minus the first night and the service fee. We recommend taking out travel insurance with cancellation cover.

6. Arrival & departure

Check-in for this property is possible between 15:00 and 21:00, departure time is 10:00. Different times only by mutual agreement, subject to availability. You will receive a welcome email before arrival with exact instructions and any access codes.

7. Conduct & house rules

Smoking inside the villa is not permitted. Pets are welcome subject to prior notice. Quiet hours apply between 22:00 and 08:00 out of consideration for neighbours. Damage caused by the guest or their party will be deducted from the security deposit or invoiced separately.

8. Liability

The operator is not liable for theft, loss or damage to personal belongings, nor for injury sustained during the stay. The guest is jointly and severally liable for damage caused by themselves or their party to the villa, contents or surroundings.

9. Privacy

We process your personal data in accordance with the GDPR. For details please refer to our privacy policy.

10. Governing law

These terms are governed by Dutch law. Any disputes will be submitted to the competent court in the district of Midden-Nederland.

11. Additional terms

Min. 3 nachten. Volledige betaling bij boeking. Annuleer tot 24 uur voor aankomst voor volledige restitutie.
